Minutes – VHOA Board of Directors Meeting – November 11, 2005

Meeting adjourned at 7:15PM. Meeting time was 1 hours 45 minutes.

Order of Business:

 

-       Homeowner Association of North Carolina, Inc. seminar on the North Carolina HOA legal changes for 2006.

o       Laura attended the seminar and is preparing a briefing for next year’s Board.

 

-       Status of homeowner dues

o       The Board recognized two homeowners who needed to be removed from the accounts since they have moved.

o       We are going to see how much Crossman Communities owes us and find out why their bill continues to grow. Tony is checking with CPA on this issue.

o       Liens and certified letters were discussed for homeowners who have falling behind on their dues payments.

 

-       Continuing the newsletter

o       The Board will continue to publish a newsletter despite the apparent lack of response we have seen from the community this past year.

 

-       Sunday’s meeting on the greenway through the wetlands

o       Dori brought a map of the wetlands that will be used in the greenway meeting this Sunday.

o       The dam has been cleared by the wetlands committee and they have started to work their way around the pond.

o       The Town stopped clearing the greenway due to the complaints from one member of the community. The wetlands committee will not be working on the greenway since we cannot use community funds for the abatement for the greenway. The Town is responsible for this property. The Board vote was 3 no and 2 abstain.

o       Any member of the community can contact the Town to get them to attempt to work on all or parts of the greenway.

o       The Board will be meeting with the wetlands committee on Sunday at 4:30PM.

o       The Board will not be able to provide equipment to the wetlands committee due to liability issues. The Board agreed to reimburse homeowners if their personal equipment is destroyed in the course of working on the wetlands cleanup.

o       Tony is going to provide the information to Arnie on who to contact for at our insurance company to question liability of the community and seek a waiver.

 

-       Work on the entrance signs

o       Dori has contacted a company to design an entrance sign plan at a cost of $100. The Board approved this expense.

 

-       Pool bid submissions

o       The Board has received several bids, but we are still waiting on one more bid from our pool company we had last year.

o       The Board approved the payment of a debt of $2450 to Pool Professionals from the pool season, 2003.
