January 17th Annual Meeting - Minutes

7:05PM – Hunt Community Center

Meeting adjourned at 8:05PM. Meeting time was 1 hour.

 

Attendees: President, Arnie Sheldon (Hereafter, Arnie)

 Vice-President, Dori Barnard (Dori)

 Vice-President, Laura Bradley (Laura)

 Secretary, Joe Krager (Joe)

           41 homes were represented/2 others by proxy

 

Order of Business:

 

-       Arnie started out by welcoming the members of community. Asked to make sure community signed in and advised homeowners who didn’t get a budget proposal to share and then get off the website after the meeting.

 

-       Arnie started out by showing last year’s proposed budget. He then showed the actual figures for 2005 pointing out several items:

o       Actual income was higher due to the collected back dues.

o       Pool expenses were more due to pool debt we owed from 2002.

 

-       Arnie then showed our actual current assets (both liquid and capital), and discussed that our CD is maturing sometime this year.

 

-       Arnie then introduced the 2006 proposed budget:

o       The numbers are a reflection on this past year’s actual budget with cost adjustments for increases.

o       Discussed the pool contract for 2006 that the Board signed, and the four other bids we did not approve.

o       Discussed the grounds maintenance contract that we signed for 2006, and discussed the two other bids we received.

o       Discussed the sign easements for Morton Farm and Blooming Meadow, and told the community again that this Board could not locate an easement for Mizelle Meadow.

 

-       The 2006 proposed budget was voted upon at this point:

o       Yes – 41

o       No – 2

o       2006 proposed budget was approved

 

-       The election for the 2006 Board of Directors was the next order of business.

o       Kate Eberle volunteered.

o       Arnie Sheldon volunteered.

o       Michelle Rogers volunteered.

o       Due to the lack of further volunteers, these three volunteers were elected by ballot votes. The new Board of three will be looking to fill the final two positions at a future date to be decided upon by the new Board.

o       35 votes were able to be counted from the members of the community for all three volunteers.

 

-       Teresa announced that the Wetlands Community and the work they have done thus far. She asked for more volunteers to continue the work around the pond including the greenway.

 

-       Additional communication was requested for future meetings and events in the community.

 

-       Michelle Rogers announced to the community a monthly girls’ night out on the second Wednesday of the month. This announcement will be posted to the community’s website.

 

-       Teresa announced to the community a weekly bible study at Java Divine every Tuesday night. This announcement will be posted to the community’s website.
